Buyer's Stamp Duty (BSD)

Buyer’s Stamp Duty is tax paid on documents signed when you buy or acquire property located in Singapore, levied by the Inland Revenue Authority of Singapore (IRAS).

You are required to pay BSD for documents executed for the sale and purchase of property located in Singapore. BSD will be computed on the purchase price as stated in the document to be stamped or market value of the property (whichever is the higher amount).

Additional Buyer's Stamp Duty (ABSD)

Liable buyers are required to pay ABSD on top of the existing Buyer’s Stamp Duty (BSD). ABSD and BSD are computed on the purchase price as stated in the dutiable document or the market value of the property (whichever is the higher amount).

For home owners considering the purchase of Parc Canberra Executive Condominium, we are pleased to inform you that there will be NO ABSD required.

This is due to the following requirements when purchasing an Executive Condominium:

  • Home owners who currently own a BTO HDB or Resale HDB with government grants need to fulfil their 5 year MOP (Minimum Occupation Period) before they can apply to purchase Parc Canberra. They may continue to stay in their current BTO, but must sell their BTO within 6 months after Parc Canberra TOP 
  • Home owners who currently own a Resale HDB without government grants can apply to purchase Parc Canberra if their MOP is before Parc Canberra TOP.  They may continue to stay in their current Resale HDB, but must sell their Resale HDB within 6 months after Parc Canberra TOP
  • Home owners who currently own a private property cannot apply to purchase Parc Canberra and must sell their private property and wait 30 months before they can apply for Parc Canberra or any other Executive Condominium 
  • Home owners who currently own an Executive Condominium need to fulfil their 5 year MOP, then sell their Executive Condominium and wait 30 months before they can apply for Parc Canberra or any other Executive Condominium
